Cabbage Soup Recipe

- 6 large green onions
– 2 green peppers
– 1 or 2 cans of tomatoes (diced or whole)
– 3 Carrots
– 1 Container (10 oz. or so) Mushrooms
– 1 bunch of celery
– Half a head of cabbage
– 1 package Lipton soup mix
– 1 or 2 cubes of bouillon (optional)
– 1 48oz can V8 juice (optional)
– Season to taste with salt, pepper, parsley, curry, garlic powder, etc.

Slice green onions, put in a pot and start cooking. Cut green pepper stem end off and cut in half, take the seeds and membrane out. Cut the green-pepper into bite size pieces and add to pot. Take the outer leafs layers off the cabbage, cut into bite size pieces, add to pot. Clean carrots, cut into bite size pieces, and add to pot. Slice mushrooms into thick slices, add to pot .If you would like a spicy soup, and add a small amount of curry or cayenne pepper now. You can use beef or chicken bouillon cubes for seasonings. These have all the salt and flavors you will need. Use about 12 cups of water, cover and put heat on low. Let soup cook for a long time – two hours works well. Season to taste with salt and pepper.

This is the recipe I found, and from speaking to several people this is my conclusion: if you stick to the plan, it can work for you, yet this whole cabbage soup business is for those who can actually appreciate it. Four Real Estate Investment Tips, that you can learn from Warren Buffet, and other Stock Investors

Some of the most successful stock investors ever have based their investing
principals on value investing. Investors such as Benjamin Graham, Irving Kahn, and
Warren Buffet, have used value investing to build vast empires of wealth.

Value investing was conceived by Benjamin Graham, and David Dodd, in their classic
book, “Security Analysis”, written in 1934. Although they were talking about stocks,
there is still a lot to be learnt from value investing that can be applied to other
investment vehicles. This article will show four things that real-estate investors can
learn from value investing…

1: ***** Investing vs Speculating *****

In value investing, it’s important to make the distinction between being an investor,
and being a speculator. In “Security Analysis”, it is defined as this:

“An investment operation is one which, upon thorough analysis promises safety of
principal and an adequate return. Operations not meeting these requirements are
speculative”.

So, there are 3 things needed for something to be an investment:
– You need to have done thorough analysis.
– You need to be reasonably sure that you won’t lose your money.
– You need to be reasonably sure that you will make some money.

In terms of real-estate, this means that just buying and selling real-estate, does
NOT make you an investor. If you’re buying properties at random, just because
there is a boom and all property is going up in value, you are not investing. You are
speculating.

There is nothing wrong with speculating, you just need to be aware when you are
speculating, versus when you are investing.

2: ***** Value vs Quality *****

Value Investing doesn’t really have any formulas, or rules. It is more of a theory,
with some general principals. Because of this, there are many ways to do value
investing, and different ways to apply it.

Benjamin Graham focused on buying stocks significantly below value, with little
emphasis in the quality of the stock, in regards to their long term prospects.

This can be a useful strategy for a real estate investor, particularly when they are
first starting out, and need to build up equity fast.

Warren Buffet still looks at the value of a stock, but puts a lot more emphasis on the
quality of the stock. He only buys stocks that he thinks have good long term
prospects, with a bright future in front of them.

This is generally a good strategy for real-estate investors to move to later on, when
they have built up their portfolio. Long term, well chosen property will make
significantly more capital growth than poorly chosen property, and may be worth
buying even if it can only be bought at market value.

And with commercial real estate investment, it may be worth getting a lower rental
yield, if this means you can have a high quality tennant, who will pay the rent
reliably. This is a strategy that famous New Zealand commercial real estate investor
Bob Jones has applied, with great success.

3: ***** Margin Of Safety *****
One of the most important principals in value investing is “margin of safety”.

Margin of Safety is the idea of making sure that you only invest if your calculations
show that there is a significant profit to be made. There is no way your analysis can
be 100% accurate, so the margin of safety gives you a buffer, to use when your
calculations are slightly off, or you get worse than average luck, or any number of
unexpected problems occur.

So when estimating the value of a stock, you use

conservative estimates for
earnings etc, to come up with the value. If your estimated value comes in at $10,
then you don’t buy the stock if its currently selling for $9.75, because it’s too risky,
and if your calculations are off, you wont be buying a bargain. If the price is
currently $6 though, you might buy it, because you have a $4 margin of safety to
use if you estimated incorrectly.

The same principal applies to real-estate.

Suppose you are looking at a deal, and you find you can buy some land for
$100,000 and you can build a 4-bedroom house on it for $150,000.

If new 4-bedroom houses in the area are selling for $270,000 then should you do
the deal? Theoretically, it will only cost you $250,000 to buy/build with a sale at
$270,000 so you should make $20,000 profit.

But that isn’t much margin of safety. What if building costs blow out, and it cost
more than $150,000 to build? What if you can’t sell it straight away so you have
some holding costs? What if the other 4-bedroom houses in the area have much
better kitchens than you realized, and you can actually only sell for $245,000?

There are a lot of unknowns here, and because your margin of safety is so small,
unless everything goes right, you can quickly find yourself making a loss.

If on the other hand, 4-bedroom houses in the area are selling for $350,000 then
you have a projected profit of $100,000.
You can afford for a lot of things to go wrong, and you can still make a profit.

In the first case, if building costs go up by $50,000, the deal will cost you $30,000.

In the second case, because you have a much larger margin of safety, if building
costs go up by $50,000 then you will still make a profit of $50,000.

Margin of Safety is a very important concept to all investors, and all real estate
investors should think about it if they want to be around for the long term.

4: ***** The myth of Risk vs reward *****

Conventional wisdom says that to increase your reward in investing, you must
increase
your risk. This is often true, but the Margin of Safety principal can turn this around.

When margin of safety is used, a higher reward actually means a lower risk!

You can see this is the example above. The deal that is projected to make $20,000
is quite risky, whereas the deal with a projected profit of $100,000 is much safer,
because a lot more can go wrong before a loss is made.

This doesn’t mean than high reward always means lower risk though. The
conventional
Risk vs Reward wisdom is still correct in general. So if you borrow more to buy a
property, your risk and reward have increased. If you buy in a small town to get a
higher rental yield, your risk and reward have increased.

This Risk vs Reward theory is only incorrect when directly applied to the Margin Of
Safety concept. So if you buy something for $100,000 that all your analysis shows is
worth $200,000, then your reward has gone up, while your risk has gone down.

How to Stop Procrastinating RIGHT NOW (If You Really Want To!)

Chances are you are reading this article because you are a procrastinator and have decided it’s time for a positive change. Congratulations! You want to get things done, finally, without the stress and guilt that goes along with procrastination.

Have you promised yourself anything like this? That you will not fall behind on important tasks, not put things off till the last possible moment? I’m not making fun of you. Telling ourselves that we want to do better is an important first step -it means we recognize that procrastination has caused stress and anxiety for us in the past, and that we don’t want that kind of stress anymore. But how do we change a habit as ingrained as procrastination?

We’ve all heard the standard advice: “just do it,” “make a plan,” “be more organized” or “learn to manage your time better” – and if such advice really worked, procrastination wouldn’t be as common as it is. Worse, such advice makes procrastination sound like something easy to solve. So, if you still procrastinate, you get to feel like a failure as well; you can start labeling yourself as “lazy,” “disorganized,” or “a hopeless procrastinator.”

Well, here’s some good news. Procrastination is not caused by laziness, and is not cured by better time management techniques or organizational skills. People with a tendency to procrastinate (and that’s all of us!) usually don’t procrastinate on everything – only on tasks that they find overwhelming, boring, or both. If something is interesting or personally important, most of us find the time and the motivation to work long and hard on that task. So it is first of all a “task” problem, not a “person” problem.

This is not to say that we can’t have an effect on such behavior, because we all have to do things that don’t interest us sometimes. The biggest thing we can do is to watch what we say to ourselves to justify putting things off just a little longer. When we start to recognize these “cognitive distortions” and learn to “talk back” to those excuses, we are more likely to get started. Here are some examples of common cognitive distortions, and ways of dealing with them. See if you recognize any of these.

I have plenty of time left to get this done – it’s not due till next week. -You know what this leads to! You’ll put this off until the last minute, and will concentrate then on just getting it done instead of doing a good job. Here’s an idea: make a deal with yourself to do only a small part of the task right now, even if it’s only making a list of all the steps involved to finish the task. Then get yourself to start doing the first item on the list, as a jumpstart.

This won’t take long, I can do it later. Experience has shown over and over that the actual time necessary to complete any project is about 3-5 times as much as people think it will be! Be honest with yourself and say, “I think it will take a half hour, so I probably need to plan on at least 2 hours to get it done.”

I really don’t feel like it right now. I’ll do it later when I have more motivation. Here’s an excuse that can be used over and over again, and which is based on a faulty understanding of motivation. Motivation doesn’t “just happen” – it comes from doing things! Try the five-minute plan: Agree to work on something for just five minutes. At the end of five minutes, decide whether you want to keep working, or switch to something else. Chances are, once you get started, you’ll feel more motivated to finish.

I’m not really in the mood right now so I won’t be able to do a good job. I may as well do it later. This is just plain wrong! Studies have found that there is no noticeable difference in the quality of projects that were completed by people in a good mood versus a negative mood. You have done plenty of things in the past when you weren’t in the mood, and they probably turned out fine.

It will take me two hours (or longer) to get this done, and I don’t have two hours right now, so there is no point in getting started. With people’s busy schedules, there is hardly ever the right amount of time available to finish larger projects. Plan accordingly, and break down the task into smaller steps, then complete one step at a time. You’re always better off getting something done rather than nothing.

Remember that the easiest person for you to fool is yourself. You probably wouldn’t accept these kinds of excuses from someone else, so don’t accept them from yourself! Ouch! This is difficult, isn’t it? This year, when you find yourself trying to justify that it’s okay to put things off until a “better time,” remind yourself that there is no such thing! If something needs to be done, cut the excuses and DO IT NOW!

    Bringing a new puppy home is exciting but it can also be quite expensive, exhausting, and scary. A puppy’s needs are not unlike any new addition to the family. He needs lots of love, patience, and kindness, but he also needs clear rules and expectations from day one. He will need a place of his own and a safe environment all around him.

    Whether you are adding a Mastiff puppy to a household already teaming with children and pets, or a Chihuahua puppy who will be your sole companion, you will find that very special accommodations need to be made to insure the health, happiness, and well being of your new friend and her new family.

    Preparations for a new puppy should begin well before she ever romps across your living room or leaves her footprints in the grass outside. Your family should be made aware of the way having a puppy can change the structure in your home. Children need to understand that puppies are not toys and can not be treated as such. Everyone needs to know that anything left out will get chewed, messes will get made, and puppy will need to sleep as much as she will need to play.

    Make sure children are taught to be careful when handling a puppy and small children should NEVER carry a puppy around. An adult should monitor interactions with small children at all times. Some puppies are very fragile and all puppies are wiggly, and rambunctious. Children should be taught to treat a puppy with respect. Children should never be in charge of discipline or correction of behavior.

    If you are introducing a puppy to children in your home, make sure you lay down ground rules first. The children should be clear on what the rules and expectations are before you start to teach them to the puppy. If a small child would like to hold the puppy she should first sit down so when the puppy wriggles away, she won’t fall and get hurt.

    Some basic rules should include:
    1. Pick up your toys…or they may get ruined.
    2. Don’t wake a sleeping puppy. She needs her rest.
    3. Don’t interrupt a puppy who is eating. You might get bit.
    4. Don’t carry a puppy around. Puppies break when dropped.
    5. Don’t hit a puppy. It’s an adult’s job to discipline.
    6. Treat a puppy like a friend, not a toy.

    If you expect other four-legged friends to welcome this new interloper you will have to allow them to make friends on their terms. Any pets already part of your home may feel threatened or at least infringed upon. Allow them to come and investigate at their own pace and to withdraw when the want to. Remember, this is their turf and the new addition will have to learn her place.

    Keep the puppy safe. She could become a target if your pets are not happy with her. The same could be said of children who were not receptive to having a puppy. Just make sure puppy has a place to be if you can not be right with her.

    The house belongs first to those who were already there. Puppy may need to be excluded for a little while to allow other pets to investigate freely for the first little while, taking in all the new scents around. Make sure to reassure and lavish affection on any old friends who are feeling a bit misplaced.

    When puppy comes home you should have done these things to prepare:

    1. Clean up the clutter. Pick up anything that could pose a choking or intestinal blockage hazard. Remember, just about anything can get chewed and could get swallowed. Puppies mouths are well adapted for chewing on just about anything. Get down on your hands and knees to get a puppy’s eye view of the lay of the land.

    2. Look for household hazards. Electrical cords seem to have some kind of magnetic energy that puppies can’t ignore. Make them inaccessible. These can be deadly. Put away rocking chairs and block off stairs. Many bones have been broken and crushed when curious puppies explore things at the wrong time.

    3. Make sure you have a crate. Puppy should have a crate that is her bed. It should be a safe quiet place that she can go when everyone needs a break, or when you can’t watch her closely.
    A crate should be plenty big enough, without being too big. If you only want to buy one crate and she will be a large breed dog someday, block off part of it while she is a puppy. Crates serve many purposes including housebreaking. She will not want to soil her own bed but if she can relieve herself far enough away from where she is sleeping she will not try to hold it as long.

    A crate is the perfect place to put a puppy to bed at night. She will not agree at first, and your first few nights may be very noisy as she objects, but if you ignore her she will settle down and go to sleep. Make sure she goes outside to potty last thing at night and first thing in the morning before her little feet hit the ground. You may need to get up a bit earlier than usual to help her ‘make it through the night’ as she learns how to control her bladder and bowels.

    A crate serves as a safe place she can be when you can’t be right with her. No one can hurt her, and she can’t get into trouble here. If she was not crate trained by the breeder then she will have to get used to it. It may take a few days but not more than three or four if you are consistent with it. He crate will quickly become her safe place and you will find her there on her own accord once she understands it is her special place.

    A crate should never be used as a place she goes to be punished. No matter what, it should always be a ‘happy place’. Never scold her or swat her as you put her in her crate. Her toys and blanket or bedding will make it feel more homey for her.

    4. Check your yard. Make sure there are no places she can escape. Look under or behind bushes, check wooden slats, and loose boards. If she is particularly small, you might need to make additional reinforcements to fences and gates. Follow her around closely. While she explores, let her show you areas that may pose a threat.

    Make sure you don’t have any toxic plants in the yard. Puppies chew everything, including plants. Make sure you don’t have any snail, rat, or weed poison around, either on the ground or in bags and boxes. Make sure there is no anti-freeze or coolant from cars, or air conditioners around.

    If you have a pool that she can get to, make sure she knows where the steps are. Puppies can swim but get exhausted very quickly and can drown if they don’t know how to get out. The best way is to get in with her and have her swim to the steps, if she does it a time or two, she will have a better chance at remembering where they are if she falls in by accident.

    5. Make sure you have plenty of toys. There will be thousands of things that your puppy should not get into, make sure there are lots of things that are just for her. If you need to redirect her attention, make sure you have a variety of soft squeaky toys, nylon chews, and tug toys. Puppies get bored and you don’t provide plenty of variety, they will find their own entertainment.

    6. Make sure you have an appropriate food. There are many different brands of food available and often there is better than what she has been eating since feeding a litter can be expensive. If you and your vet have chosen a proper food be sure to change her slowly. Mix about 2/3 what she has been getting with about 1/3 of what you want her to have for a day or two and then slowly change the ratio over the course of a week or more until she is just getting what is recommended by your vet. This will reduce upset tummy problems. Whatever food you use should be high quality and made just for puppies. Many are made for specific breed types to help meet their growth requirements. It is often a very good idea to mix canned and dry food to encourage good appetites and good nutrition.

    Puppies need to eat often. A very young puppy should eat at least four times a day, and a very small breed may need to eat more often than that. Small breeds don’t have much fat or reserve and can experience attacks of hypoglycemia which can be life threatening. It is a good idea, in fact, to keep Karo syrup around just in case. If your puppy hasn’t eaten for a while and seems weak or dizzy, rub some Karo syrup on her gums and see if she improves, it should happen right away, within minutes. If she does, feed her. If she does not, get her to a vet immediately.

    A general rule of thumb on feeding a puppy is that she should have as much as she wants to eat in about 15 minutes time. If she eats what you gave her right away and is looking for more, give her more inside that 15 minutes. If she leaves a lot behind, pick it up and throw it away and offer her less next time. Never leave her food down to get rancid, spoil, or attract bugs. Another reason to feed on a regular basis instead of ‘free-feeding’ is that her appetite or lack there of is often your first clue if she isn’t feeling well. A full bowl might mean she isn’t hungry because she just ate, or it could mean she is getting sick.

    If your puppy will be home alone for long periods of time you may want to have someone come in and visit from time to time to make sure she gets a chance to go outside to relieve herself and eat regularly. Puppies get very lonely and should have plenty of company and opportunity to play and grow.

    Make sure you find a good vet and follow the Doctors recommendations closely. Once she has completed her series of vaccines you can start taking her out in public. She should be properly socialized to allow her the experiences needed to help her discern what to nervous about and what not to. An obedience class is a must to help her learn that she needs to listen to you even when there are many distractions around. That tidbit could save a lot of grief, it could save her life. If she gets out and knows to listen, she may not decide to dart into the street in front of that Chevy. She should be socialized to make her safer to be around. A fearful dog can be dangerous to friends who may visit, or even to your even to your own family. She doesn’t have to be big to be dangerous so socialization should be a focus. Some breeds are more naturally social than others of course.

    Having a puppy should be a great deal of fun but if you understand what you are getting into before you bring her home, your transition will be much more smooth and enjoyable for all.
